We carry out residential structural survey and commercial survey in Christchurch. Christchurch is a town which is situated in Dorset.
Christchurch lies to the east of Bournemouth situated between the River Avon and the River Stour. It is a charming town with a wealth of history dating back to Saxon and Norman times. There are many outstanding buildings in the town particularly around the Priory Quarter and of course the saxon Place Watermill at Christchurch Quay. As surveyors we believe the most outstanding building in Christchurch is the magnificent Christchurch Priory with its stunning architecture. Construction of the Norman Priory started in 1094 on the site of the original church which dated back to around AD700. At over 300ft The Priory is said to be the longest parish church in the country. In the town you can also see the ruins of the 11 th Century Christchurch Castle. Bournemouth Airport is located in Christchurch as is the Bournemouth Aviation museum opposite.
With regards to residential properties, Christchurch has a great selection for all tastes. From the spacious period homes in areas such as Highcliffe, Friars Cliff and Church Street to modern apartments and townhouses in areas such as Quay Road and Mudeford, there really is something for everyone. The chartered surveyors at 1stAssociated.co.uk have vast experience of surveying all types of properties therefore if you require a survey in Christchurch or throughout Dorset we would be pleased to survey your future home for you. We would always recommend a building survey by an independent chartered surveyors rather than a just a mortgage survey. It will give you the peace of mind that we leave no stone unturned and if we do unveil anything serious with the property you will be able to use this information to renegotiate the purchase price.
Christchurch Road
The pedestrianised end of street which goes from being secondary to primary shops. It very much starts off as an estate agents, building society, banks and recruitment agency road from the Dean Park Crescent and Old Christchurch Road roundabout. There is some parking but the majority of it is pedestrianised. There are three and four storey Victorian buildings which have been converted at ground floor level. One arcade is in red brick with bay windows above and Flemish gables. One of the bays is originally two storey in height but many were three or four storey in height. There is also the ornate mouldings over the windows known as pediments that were popular to the early part of the Victorian era to many of the properties. The pedestrianised section has a mixture of shops including an arcade which has been made within a converted Victorian building. It has 1893 on the front of it with the Dalkeith steps going up the side of it. There are arcades on both sides of the street which classify that these are secondary arcades/shopping centres. If you keep your eyes above the retail shops you notice the art deco frontage first and second floor level with the large windows on the metal. There are three metal concaved windows further on. There is the department store very much from the Are you Being Served days, although that is a bit unfair as it has moved with the times. We try to avoid saying shop names in case they go and move or go under like Woolworths however the big shops we are referring to on Christchurch Road are shops similar to House of Fraser and Beales. Again if you look above the glazing the shop windows you will see art deco features to a number of buildings as long as classic architecture features as you drop down into the town of Bournemouth . Gervis Place which is the start of the famous lower garden just below the square which are listed and also of national and historic importance which we believe date back to the 1810 but start to take the format they are in now in the 1850's as Bournemouth became popular as a holiday destination. Don't forget to have a look at the central and upper gardens which are not as popular as the lower gardens (as they are not on the way to the sea). It is also worth having a look at the architecture in the shops along Orchard Walk. The buildings range from modern with the plate glass and the display of glass at eye level and above. There are some buildings with art deco history. It is worth walking right to the end of what we would term as the primary A1 and the A2 zone. If you are interested in what A1 and A2 zones are, they are known as user classes. It is worth walking to the end of Orchard Walk just to see which new start up stores there are. We believe it is known as the triangle and it's near the Bournemouth library.
There is a large 1960's building with an arcade including shops like Marks and Spencers. The secondary arcades are kept open by anchor stores which is quite a normal concept such as TK Maxx, Wilkinsons, Peacocks and Lidl for example. It is worth having a look at Streetview to four and five storey bay windows near the estate agency/building society/banking end of the road near the Dalkeith Arcade. The estate agents are Connells, Fox and Sons, Savills, Goadsby and building societies such as Nationwide, Halifax, Chelsea. Christchurch Road is also the road on the way to the railway station.
If you are planning to book a building survey on a property you are purchasing in Christchurch or the surrounding area then we would like to assure you that we always send a suitably qualified and experienced surveyor to carry out the job. This ensures that you get expert advice on any issues that we may find with the property we are surveying. All our surveyors are members of the Royal Institution of Chartered Surveyors - RICS - and are Independent Chartered Building Surveyors. Being 'independent' means that they are working for you and you alone; they do not work for a mortgage company or an estate agents, so they have your best interests at heart.
All our survey contain lots of images, clearly showing any problems that we have identified at the property such as woodworm, rising damp or cracking to the walls. We also use sketches in our survey which are aimed at helping you to understand how certain areas are constructed or to help show more clearly a problem that we have identified. You will also find lots of definitions of any building terminology that we may use in our survey, as we firmly believe in 'Plain English' and really want you to fully understand what we are saying in the survey report.
